The Property Selling Process

  • 1. Let’s identify and create a strategy to get you top dollar. Doug & Eddy will meet at your property for an initial assessment consultation. They’ll answer any questions you may have and determine your needs and priorities to develop a strategy to get you the highest price and best terms possible for your property. During this visit they will assess the condition of the property, the layout, it’s location and possible market improvements that will help to bring you multiple buyers, multiple offers, and the highest possible sale price. They will prepare a detailed Comparable Market Analysis (CMA) of your property to determine the potential list price and the likely sale price for your property. It will be during your second meeting where they will present to you their findings and any property preparation recommendations to assure the property targets a wide audience.

  • 2. Let’s get your home ready for sale. Doug & Eddy will recommend how to prepare your property to attract the largest pool of buyers. To ensure your property is in top condition, they will coordinate as needed with their team of handymen, landscape artists, cleaners, painters, stagers, photographers, website developers, and inspectors so that buyers feel comfortable submitting a clean, contingency-free offer. They will schedule any pre-sale inspections, order a 3-R Report, a Preliminary Title Report, and prepare a full set of disclosure documents to ensure buyers are fully informed, and we have an effective marketing period and close of escrow.

  • 3. Marketing is their expertise. Doug & Eddy will develop and execute an aggressive marketing plan that will attract the best offer by maximizing exposure to the broadest cross-section of buyers. Your property will be featured on the MLS and across an endless variety of online and print media outlets. They will have the proper signage installed on your property, schedule Brokers Tours and invite all San Francisco and Vanguard agents to attend these tours. Invitations to open houses will be mailed to homes in your neighborhood, and they will host more open houses than an average agent would and they’ll accommodate special showings to prospective buyers and brokers at your convenience. They will communicate with you the results of each open house and private showing and will evaluate the results with you as needed.

Let’s accept an offer, navigate the transaction and close escrow. We will set a strategic offer date, and Doug & Eddy will discuss and clarify the presented offers and their terms and conditions. Doug & Eddy will manage the escrow process, from beginning to end. Doug & Eddy utilizes an online management system that coordinates the entire transaction so that all parties to the transaction remain informed of the progress, and that inspection and loan contingencies are removed in a timely fashion, and close of escrow occurs as scheduled.
